Thornbury Acres
The Thornbury Acres plan of condominium application (County file number 42CDM-2022-11) originally proposed to create a total of 37 dwellings (see below note above revisions) through a vacant land plan of condominium. Access to the dwellings would be from a series of internal condominium roads, which would have connections to Grey Road 2 and Grey Road 40. Blocks of land are also being created for agricultural and for open space/recreational purposes. Servicing to the proposed draft plan of condominium will be via private individual wells and septic systems. The proposed development also requires a zoning by-law amendment and official plan amendment from the Town of The Blue Mountains. The plan of condominium, zoning by-law amendment, and Town official plan amendment applications are all under appeal to the Ontario Land Tribunal.
Thornbury Acres has also more recently submitted a County official plan amendment application (County file number 42-42-000-OPA-25) to permit the lands designated as 'Special Agricultural' on-site to be used for agricultural uses associated with a residential farm cooperative. The County official plan amendment application is not under appeal to the Ontario Land Tribunal.
Revisions to Proposed Development
A revised version of the development plan has now been submitted with a total of 31 dwellings proposed through a vacant land plan of condominium. The location of some of the residential dwellings has also changed, in addition to the entrances onto the County Road. On the east end of the development there is more land, previously shown as residential, now being preserved as woodlands.
