Overview of Development: The County received an application for an official plan amendment (County file number 42-05-220-OPA-29 ‘Pulford’) by SGL Planning and Design Inc. The OPA would amend Section 5.4.2 of the County’s Official Plan to permit three new lots in the ‘Rural’ designation that are less than 0.8 ha and would permit an exemption to the rural lot density requirement of Section 5.4.3. The proposed three lots would have a lot area of 0.37 ha, 0.33 ha, and 0.62 ha and will be located along the westernmost portion of the property.
A concurrent Zoning By-law has been received by the Municipality of West Grey. The Zoning By-law Amendment would alter the zoning for the severed lots from ‘Restricted Rural’ to ‘Estate Residential with exceptions (ER-572). The proposed applications would permit the creation of a new 0.37-hectare vacant rural residential lot, a new 0.33-hectare vacant rural residential lot, and a new 0.62-hectare vacant rural residential lot with each lot having frontage onto Lookout Drive. The remaining portions of the subject lands would remain as a residential use. To confirm, no alterations to the ‘Natural Environment’ zoning on the property are proposed and all new lots would be outside of the ‘Natural Environment Zone.’
