East Mountain Subdivision 42T-2023-01 & Z26.2025
The proposed plan of subdivision would consist of a total of 34 single-detached residential units located on individual lots. The proposed lots range in size from 0.4 hectares (1 acre) up to 0.77 hectares, with most lots being closer to 0.4 hectares. The lots would be serviced by private wells and septic systems. The concept plan also includes a 0.8-hectare stormwater management block and public walkway block to facilitate pedestrian access to lands to the west, which includes links to the Bruce Trail and a nature reserve. New internal public roads would be constructed to service the proposed development, including a new access road from Grey Road 13 and North Street.
The purpose and effect of the proposed zoning by-law amendment is to rezone the lands from ‘Development’ to ‘Site-Specific Residential’ (R-XX) to facilitate the proposed single-residential lots and affiliated stormwater infrastructure. The site-specific zoning pertains to reduced lot frontage requirements for some of the pie-shaped corner lots proposed within the draft plan.
The subject lands are designated ‘Secondary Settlement Area’ on Schedule A of the Grey County Official Plan; and ‘Secondary Settlement Area’ in the Grey Highlands Official Plan, with a site-specific provision to limit the overall density of the site to a maximum of 34 units. The applicants are not intending to amend either the County or Grey Highlands Official Plans at this time.
