OPA 6 and Flato Glenelg/Southgate Meadows Phase 2 Subdivision
The County received a proposed County official plan amendment (County OPA 6) and a plan of subdivision application known as Southgate Meadows Glenelg Phase 2 (County File Number 42T-2020-09) that proposes to create a total of 155 residential units. The County Official Plan Amendment has been approved which redesignated the subject lands from Rural and Hazard Lands to Primary Settlement Area and Hazard Lands. A revised plan of subdivision submission has been submitted which continues to proposed a total of 155 residential units, now comprising of 93 single detached units, 62 townhouse units. Block 131 and Block 132 created through M-Plan 16M-85 (Flato Glenelg Phase 1) have been added to this proposed plan of subdivision to allow for the creation of 6 single detached lots which was what was originally proposed. The proposed revised plan proposes to make Aitchison Avenue a through street, proposes to relocate the proposed park block to the northwest corner of the proposed subdivision, reduces the north centre block of lots to allow lots to be created at the north-end of the proposed subdivision, adds a stormwater management access block to access the proposed stormwater management area to the north, as well as adds an additional future right-of-way block to allow for a future road connection to the lands to the east. It should be noted that the County Official Plan Amendment and Township Official Plan Amendment for the subject lands has been approved and the Township also recently passed the associated zoning by-law amendment for the proposed subdivision. The site is proposed to gain access through the draft approved plan of subdivision – Southgate Meadows Phase 1 (42T-2018-12) from Corbett Street and Aitchison Avenue. Further internal roads are proposed to be constructed to provide access to the proposed lots. The proposed lots would be serviced by municipal water and municipal sewage services.
